We are happy to share this wonderful news story about Your Peace of Mind! They were our very first tenants in our beautifully rebuilt commercial development in downtown Howell, Michigan! They have been with us from the beginning when the project was in the early conceptual phase and we are so happy to see them get the recognition they deserve.
Here is a reprint of the article from the Livingston Daily Website:
In 15 years, Howell-based Your Peace of Mind has become one of the largest property management companies in Michigan.
“We manage condominium associations. That’s all we do,” said Glynis McBain, who founded the company. “We don’t manage commercial buildings, we don’t manage rentals.”
Last year, Your Peace of Mind had two big reasons to celebrate. The company picked up its 100th client, and moved into its new offices in downtown Howell.
“We are one of the biggest property management companies in Michigan. We manage 106 condo associations right now,” McBain said from her office space, which occupies the entire third floor of the Heart of Howell building at 120 W. Grand River Ave. “We manage pretty much most of (the condo associations in) Livingston County. Our footprint stretches from Detroit to Lansing and from to Jackson to Grand Blanc.”
As a property management company, Your Peace of Mind works with the boards of directors of condo associations to provide services ranging from lawn care and snow removal to building maintenance and road repairs.
“We collect their dues and use that money to pay the bills. We oversee all their projects,” McBain said. “Property management is such a unique job. … We work with Realtors, title companies, collection agencies, attorneys, insurance agents.”
McBain’s first client in 2001 was Hickory Meadows in Oceola Township.
“They’ve always worked well with our community,” said Jim Regulski, president of the Hickory Meadows board. “We worked together to redo our irrigation system, and we just had our roads done last year. (Whatever we need) to keep our complex looking the way it does, they do it.”
How it began
McBain left her management job in the corporate world after a successful career with a large telecommunications company.
“I was doing pretty well (financially), so I didn’t think I was going to work again. But after about a year, I went stir crazy,” she said.
She had always thought about owning a business.
“I actually was going to open up a seamstress shop and make wedding dresses because I love to sew,” McBain said.
But after doing some consulting for a local developer who was starting a condominium complex, she had an idea for a new career.
“I woke up one night and told my husband, ‘I’ve got it. I’m starting a property management company,’ ” McBain said.
After several months of doing research and learning about property management, she was hired in 2001 by Hickory Meadows.
“I didn’t have the slightest clue what I was doing,” McBain said. “I bought a computer, and I bought QuickBooks. I had never done accounting before other than reading financial reports. I just fumbled through it and grew with Hickory Meadows. Then I got another account, then another account.”
She hired her first employee, Melissa Mele, and moved into an office over her garage. As the business grew and she hired more employees, Your Peace of Mind moved its offices to the Savannah Retail Center in Genoa Township, where it remained until its move to the Heart of Howell building in October.
Today, Your Peace of Mind has 24 employees taking care of 106 clients, thousands of buildings and about 15,000 residents.
Being a property manager has its challenges, McBain said.
“We take about 100 calls a day — from why did I get a late notice to I’ve got a leaky roof,” she said. “On (a recent) Monday, we took 386 calls about snow. That’s one of the hard parts of being a property manager. When the snow’s not getting removed, it’s us. Really, it’s the snow contractor, but it’s us.”
The job has its rewards, especially in difficult times.
“We get a lot of joy out of helping people. For example, when their pipes burst and we are their resource and we make it happen quickly, they really see our value,” she said.
The company’s name is its promise to clients, McBain said.
“I love to give clients peace of mind,” she said. “People’s homes are their safe haven. When their homes aren’t in order and they have issues with them, they want to know they have somewhere they can call that is going to take care of them.”
Like Hickory Meadows, many of McBain’s clients have been with Your Peace of Mind for 10 years or more.
“It becomes personal after a while,” she said. “We’ve seen people people’s children grow up and get married. It’s fun. It’s kind of cool.”
